Barrier-free, quiet apartment (windows facing the inner courtyard), suitable for renovation, but you can postpone the reconstruction and live in the apartment normally in the meantime. You get a great opportunity to create up to a 2+kk exactly in your style. Ideal as a starter apartment or a source of passive rental income. Foreigners and students are always very interested in this area. (Excellent and fast transport to the airport, train and bus stations, and most renowned universities).
Located on the 3rd above-ground floor (2nd storey) of a six-storey brick building with an elevator. A major advantage of the apartment is the barrier-free access, which is quite rare in an area full of historic buildings. The building is located two blocks (4 min walk) from the Flora shopping centre with its entrance to the metro station of the same name (line A).
The main living space consists of a room and kitchen connected into a 1+kk layout. From the room you enter a spacious bathroom with a shower, washbasin, and space for a washing machine. The toilet is separate, accessed from the hallway. The room with kitchenette has wooden windows with blinds. The room floor has wooden parquet, the kitchen has PVC, and the bathroom, hallway, and toilet have tiles. Central building heating and hot water is provided by the building's own boiler room. Heating costs are calculated using meters. Water meters are also read remotely. The apartment has a new intercom with the option of upgrading to a video intercom. The last renovation of the apartment was around 2003 (electrical, water, and waste piping). The kitchen unit is still functional. The apartment includes an older electric stove (oven + hotplates) and appliances from 2014: a freestanding induction hotplate, small fridge, and washing machine. A curiosity is the original (1938), no longer functional small fridge built into the wall. The apartment has been continuously rented to decent, responsible, and satisfied tenants since 2014 until now. The Building
Brick building from 1938 with an elevator. It is gradually undergoing revitalization. So far, the mailboxes, elevator (2023), entrance gate, and doorbell panel with camera (2025) have been replaced. This created the option to connect a video intercom in the apartment. Currently, common areas on the floor are being renovated. Roof repair and window replacement in all apartments will be discussed at the meeting in 2026. Everything is gradually funded from the building's Repair Fund, which currently stands at approximately CZK 4,000,000.
Security cameras in the entrance area and the new gate ensure that even a young woman without an escort can get home safely at any hour.

HOA (SVJ)

The Horní Žižkov / Vinohrady area is irresistible. I have been living here for 22 years and could praise it at length. In addition to excellent transport connections, it offers everything you need within walking distance, making this address a very practical place for everyday life.
A great location for "city people". If you love Prague and want to truly enjoy it to the fullest, you live in the wider centre, for example near Flora. Here you can live healthily, modernly, surrounded by beauty and history without daily "stumbling" over crowds of tourists. You can shop or exercise normally, walk your dog. And when you feel like seeing the most famous tourist attractions and historic monuments from the Museum to Hradčany, everything is just a few metro stops away. Or simply take a nice walk through Wenceslas Square all the way to Petřín and back.
You will appreciate the dense network of not only public transport but also shops, restaurants, pubs, cafés, bakeries, cinemas, theatres, galleries, schools, kindergartens, playgrounds, sports facilities, activities for children and adults, healthcare facilities, pharmacies, wellness centres, and plenty of greenery.

Cafés, wine bars, restaurants, pubs, bars — you will always have something new to discover and will certainly find your favourites. Bakeries (e.g. the famous "Kus koláče" on Korunní Street, only 720 m from the building), florists, bookshops, antique shops. Whether you need clothing, footwear, sports or outdoor equipment, almost everything is within walking distance. There are even shops selling barefoot shoes or juggling, ballet, board games, yoyo, scrapbooking, airbrush and other hobby supplies. Banks, insurance companies. The post office on Olšanská Street is also open on Saturdays.

Since the apartment is located in the wider centre of Prague, you will be surrounded by historical and cultural monuments, numerous churches, theatres, cinemas, galleries, and concert halls.
